Angela Pan, an Associate Director at Encon Commercial, Inc., has been working in commercial real estate with Encon Commercial for over five years. She specializes in client relationship management and is responsible for ensuring that our clients are informed throughout the entire process of leasing, selling and purchasing warehouse, office, and retail space.

 

 

In the course of Ms. Pan’s career, she has specialized in analyzing current market conditions and identifying opportunities that benefit her clients in making an informed and strategic decision. Her role is an important asset to the Encon Commercial team and ensures that her clients achieve their real estate goals. Her experience includes negotiating and renegotiating favorable lease terms for tenants and landlords, providing lease versus purchase cost analyses, as well as preparing a comparable effective rent analyses for multiple properties. Her detailed analysis makes the real estate process effective, easy to understand, as well as profitable for her clients. Additionally, Ms. Pan prepares broker opinions of value in order to position her client’s properties for the highest rental rates and / or sales prices. Her real and practical input is a key component in implementing a marketing program that attracts the best qualified tenants and strongest buyers.

 

 

In order to ensure her clients receive the highest service possible, Ms. Pan works with her team of agents to create a secure atmosphere for her clients while assisting them in locating the right facility for their growth, or relocation, throughout the Greater Los Angeles, Orange County, the Inland Empire and San Diego.

 

 

Ms. Pan graduated from California State Polytechnic University, Pomona with a Bachelor Degree of Foods and Nutrition – Dietetics Option and a Minor in Agricultural Business and Food Industry Management. She is fluent in English and Mandarin and currently resides in Diamond Bar, California with her family.

I don’t work for big landlords, but instead focus all my time on representing tenants of warehouse space in Greater Los Angeles. City of Industry, Santa Fe Springs, Chino, Ontario and North Orange County are all areas that I regularly work.


My approach is business oriented and tenant focused. Instead of helping landlords make the most money possible, my goal when representing tenants in a transaction is to lower their fixed costs, help retain employees and make an informed real estate decision. Some of the ways I have helped tenants includes renegotiating favorable lease terms at renewal, sub-leasing, leasing, building purchases, lease versus buy analysis, effective rent analysis and broker opinions of value.


The bottom line: when I represent tenants, I put my time and fifteen years of experience into working for their interests and not the interests of a landlord.


Before working for Encon Commercial, I worked for Cushman and Wakefield in Downtown Los Angeles (largest private real estate brokerage in the world) for ten years. I started in the research department, worked my way onto a top industrial brokerage team in Commerce/Vernon, and then worked on the landlord side handling leasing and renewals for large industrial parks and office buildings throughout Greater Los Angeles. This experience gave me a great understanding into how landlords think and how to approach them effectively for the benefit of my clients.


I’ve lived in Los Angeles almost my entire life and I currently live in Pasadena, California with my wife.
